Out of sight, out of mind?

Out of sight, out of mind… doesn’t mean you’re out of the woods.

In a recent Home Health Exam, I conducted a thorough inspection of a customer’s home. Everything appeared to be in excellent condition—the homeowners were meticulous, staying on top of routine maintenance and repairs. The house was nearly flawless; any prospective buyer walking through would immediately recognize that the property, structure, and major components were cared for and maintained to the highest standards.

However, even when home maintenance schedules are followed meticulously, issues can still lurk beneath the surface. In this particular Home Health Exam, a major safety issue was discovered just behind the electrical service panel cover. Despite the homeowner’s knowledge of home maintenance and attention to detail, it’s not common practice to regularly remove a circuit breaker panel cover. In fact, it’s very dangerous for an unqualified person to do so, as the risk of electrocution and injury is high.

Upon removing the panel, we found evidence of electrical arcing and wire charring. What you see in the photo was not visible simply by opening the door of the breaker box. Although all electrical components appeared to be functioning properly throughout the house, a serious problem was developing. Being in the "nerve center" of the electrical system, this issue could quickly escalate, potentially resulting in extensive damage and posing a serious safety risk to the occupants.
